Planning and Building a New Home: A Guide to the Design and Construction Process

These principles address questions of form and massing, the relationship of the building to the ground, the arrangement of spaces and their relationship to outdoor areas, the approach to natural light and ventilation, and the aesthetic language of the external elevations and materials. Obtaining planning permission for a new residential building requires a clear understanding of the local planning policy framework and the ability to develop a design that constructively addresses the planning authority’s concerns and priorities. Many planning authorities have local design guides or character assessments that set out expectations for the scale, massing, materials, and detailing of new buildings in different areas, and an architect with experience in the relevant locality will be well placed to develop a proposal that credibly and persuasively engages with these documents. Once planning permission has been secured, the design must be developed to the level of technical detail required for building regulations approval and for construction by the appointed contractor. Building regulations set out mandatory minimum standards for structural stability, fire safety, thermal performance, sound insulation, accessibility, ventilation, drainage, and a range of other technical matters. Achieving compliance with these standards while meeting the design’s performance ambitions requires careful integration of architectural, structural, and building services engineering. Many new-build projects also aspire to exceed the minimum regulatory requirements for energy performance and environmental impact, and the technical design stage is where these ambitions are translated into specific construction specifications.

Selecting a Contractor and Managing the Build

The procurement of a contractor for a new build project is a significant decision that will have a major bearing on the quality, cost, and programme of the construction. A competitive tender process, based on a complete and well-coordinated set of tender documents prepared by the architect, enables meaningful price comparisons among a shortlist of contractors with the appropriate scale, skills, and track record for the project. Once a contractor is appointed, managing the construction phase requires regular communication among the client, the architect, the contractor, and any specialist consultants. Site inspections by the architect at key stages confirm that work is proceeding in accordance with the design and specification, and any issues are identified and resolved before they escalate.

Achieving Quality in the Finished Building

The quality of a finished new-build home is determined not only by the skill of the design but also by the diligence and craftsmanship with which it is built. Establishing clear quality expectations through detailed specifications and drawings, and maintaining consistent oversight of the work on site, are essential to ensuring that the finished building reflects the intentions of the design rather than a series of compromises driven by cost or programme pressure. The final stages of any new build project, including the snagging process and the handover of the completed building, deserve as much attention as any other stage. A thorough handover, with clear documentation of all building systems and warranties, sets the new home up for decades of reliable and enjoyable occupation.
