The Clean Air Home Gym

As luxury homeowners rethink materials, ventilation and design, the private gym is becoming one of the most considered wellness spaces in the home.

The private home gym has been undergoing a meaningful transformation with a focus on the clean air gym. Wellness is now deeply embedded into luxury living and homeowners are looking beyond just equipment and square footage when considering the gym environment. The air they breathe, the materials being used, and even the way the room feels aesthetically are considered when assessing if they fit into a daily wellness routine. 

This new awareness is changing the way fitness spaces are designed from the ground up. Standard items when you think of traditional gyms like rubber flooring, synthetic yoga mats, adhesives, plastic weights and cleaning products are now considered to only add to our toxic load. With new research around indoor air quality and environmental toxins becoming mainstream, many homeowners are demanding that the spaces designed to support their health be held to a higher standard.

“Clients are becoming far more forensic about what they bring into their homes, and that scrutiny now extends to fitness spaces,” says Edward Thomas, founder of Paragon Studio. “The same individuals who avoid toxins in their kitchens and bathrooms are starting to question why a workout still means breathing in emissions from rubber, foam and plastic.”

The concern is especially relevant during exercise. People breathe more deeply and frequently while training, increasing exposure to the surrounding air. In a fitness setting, potential sources of indoor pollutants may include rubberized surfaces, foam accessories, synthetic equipment materials, adhesives, disinfectants and cleaning products. Many of these release volatile organic compounds, or VOCs, contributing to the unseen environmental load of a room.

“There is growing awareness of the unseen impact of traditional gym equipment, from synthetic materials to off-gassing VOCs,” Thomas says. “For many, investing in their health while surrounded by these inputs no longer aligns.”

Nerio Alessandri, founder and CEO of Technogym, says the definition of the luxury home gym has expanded significantly in recent years.

“The concept of a luxury home gym has evolved far beyond being merely a room with fitness equipment into a fully integrated and personalized wellness space,” says Alessandri. “Today, luxury means creating a holistic place that supports a wellness lifestyle. That seamless integration is increasingly important for UHNW homeowners, who bring the same level of design awareness to wellness rooms that they do to kitchens or entertaining areas. A private gym is expected to function, look beautiful, feel good emotionally and reflect the overall aesthetic of the home. “A luxury home gym is now a space that inspires and motivates, designed with the same attention to detail as the rest of the home, if not more,” Alessandri adds.

For Paragon Studio, this evolution is closely tied to material. Each project begins with the space itself, considering architecture, movement patterns, finishes, airflow, lighting and the way a client wants to use the room. The result is a softer, more thoughtful approach to fitness design.

 “There is a clear shift away from high-intensity, performance-led fitness within the home towards more considered, restorative environments,” Thomas says.

“Many are already training at a high level elsewhere, whether that is a private members’ club or specialist PT studio,” Thomas says. “At home, the focus is different. It is about creating space for lower-intensity movement such as Pilates, yoga and meditation, alongside recovery tools like cold plunges and saunas.”

With fitness equipment becoming a permanent feature of the home, beauty has become an essential part of the equation. Equipment should perform but also belong aesthetically.

“While gyms were once relegated to dark basements, the desire for home wellness spaces that are as beautiful and well-designed as the rest of the home has become a decisive factor,” Alessandri says. “When equipment is a permanent feature in a home, it must be in harmony with the interior design.”
