Selling Homes in East Coast Metros the Right Way: Lessons from Top Sellers Agents

by Allen Brown

in Real Estate

Real estate markets across the East Coast are operating at a blistering pace. From New England down to the Washington, D.C. metropolitan area, low inventory and high buyer demand continue to drive up property values. Capitalizing on this boom requires more than just planting a sign in the yard. Earning a premium price demands a sophisticated approach. Here is how top real estate professionals across five major East Coast metros advise sellers to approach the market.

New Jersey: Treat the Listing Like a Product Launch

In the hyper-competitive New Jersey market, sellers often make the mistake of relying on minimal marketing. The Rob Dekanski Team operates on the philosophy that a home sale should be treated like a major product launch.

To avoid this problem, sellers must invest heavily in presentation. Dekanski advises utilizing professional staging, drone aerials, and 3D virtual tours to capture buyer attention. If a buyer sees a home presented like a professional magazine, they stop and schedule a showing.

Dekanski marries this type of effective marketing with an extensive database of buyers who are ready to put in an offer. This can lead to tough competition among buyers, which often drives closing prices higher.

New York City: Master Borough-Specific Pricing and Staging

If you want to sell a home in New York City, and especially in a borough that isn’t Manhattan, you need a local strategy. Michael Napolitano emphasizes that selling a property in Brooklyn or Staten Island hinges on both immediately eye-catching visuals and pricing that’s tailored to the specific neighborhood, not just the specific borough.

Dense urban environments often mean tons of listings, which means that buyers often find themselves scrolling across dozens or even hundreds of homes. Napolitano tells sellers that prioritizing photography and well-done staging are baseline requirements for getting a buyer through the front door.

From there, he adds, understanding borough-specific inventory is crucial. A home must be priced to reflect its exact neighborhood dynamics. By perfectly pairing a flawless digital presentation with strategic pricing, sellers can efficiently generate multiple offers and close deals even in New York’s most demanding environments.

New England: Secure Guarantees and Tap Existing Buyer Networks

Throughout Rhode Island and the broader New England region, sellers benefit most when they remove the uncertainty from the transaction. The Nathan Clark Team advises sellers to work with brokerages that already have buyers waiting in the wings, rather than starting from scratch.

According to Clark’s firm, the key to a fast, profitable sale is matching a property with an established database of potential buyers. When a seller can tap into a network of tens of thousands of active house hunters, the property often sells before it requires extended public marketing. Clark also advises sellers to look for performance guarantees, such as a guaranteed home sale program, which shifts the risk away from the homeowner and forces the real estate team to deliver on their promised timeline.

Washington D.C. (DMV): Declutter and Depersonalize

The DMV market moves quickly, driven by government contracting and a highly transient, educated workforce. Jon Lahey advises sellers in the capital region that preparation is the most critical phase of the sale.

Unique among real estate agents on this list, Lahey emphasizes decluttering and depersonalizing a home. According to him, buyers need to be able to see themselves and their own lives in a space before committing. Once a space is thoroughly showcased in a neutral way, professional videography and digital marketing that stretches across all channels can help it reach the right person.

Finally, he adds, sellers must remain flexible with showing schedules. In a competitive market, accommodating tours as quickly as possible is essential for getting the best offers from a wide audience of potential buyers.

Philadelphia: Address Repairs and Prep Work Early

In Philadelphia, selling a home can come with its own set of challenges, especially in older neighborhoods where properties may need a little extra attention. Eli Qarkaxhia recommends taking care of structural and cosmetic issues before putting a home on the market, rather than waiting for buyers or inspectors to point them out.

With a background in construction and project management, Qarkaxhia has seen firsthand how quickly buyers can lose interest when a property looks like it needs a lot of work. Even smaller issues can make buyers hesitant or lead to lower offers.

Before listing, sellers should consider taking care of the basics, Qarkaxhia says. Fixing broken fixtures, touching up or repainting walls, and making smaller updates where they make sense can go a long way. It helps the home show better, can make the inspection process easier, and gives buyers more confidence that the property has been well maintained.
