Property Valuation in Frankfurt: How to Find the Real Value of Your Home

By the Dornbusch Immobilien team

Every property sale begins with one question: what is it actually worth? In a city as varied as Frankfurt, the answer is rarely obvious. Official figures from the valuation board show that achieved prices differ sharply by area, from around €5,160 per square metre in Sachsenhausen to roughly €7,640 in Westend in the first half of 2025 (Gutachterausschuss Frankfurt). Get the valuation wrong by even a little, and the cost runs to tens of thousands of euros.

A sound valuation is the foundation for every decision that follows, from the asking price to the negotiation. This guide explains how properties are valued in Frankfurt, which factors drive the figure, and why a professional assessment beats an online estimate.

In short

  • A realistic valuation is what lets you sell quickly and at the best price.
  • Three methods are used: comparative, income and asset value, each suited to a different property.
  • Location, the official land value (Bodenrichtwert), condition and energy rating drive the figure.
  • Online calculators give a rough orientation; a professional valuation gives a figure you can rely on.

Why the right valuation matters

A price set too high leaves a property on the market for months. Long marketing times breed suspicion, and the sale often ends in reductions that fall below what a correct price would have achieved. A price set too low simply gives money away. Only a realistic, evidence-based valuation gets you a fast sale at the right figure.

Valuations matter beyond selling, too. You may need a defensible figure for an inheritance, a divorce, a gift, or to satisfy a financing bank. In each of these, a traceable, well-supported value is what counts.

The three valuation methods

German valuation practice uses three recognised methods, and a good valuer picks the one, or the combination, that fits your property and the purpose of the valuation.

FIGURE 1 — THREE WAYS TO VALUE A PROPERTY

Method Based on Best for
1. Comparative value (Vergleichswert) Recent sales of similar properties nearby. Apartments and plots of land.
2. Income value (Ertragswert) The rental income the property can earn. Let and investment property.
3. Asset value (Sachwert) The rebuild cost of the building plus the land value. Owner-occupied houses.

The factors that set value in Frankfurt

Whichever method applies, a Frankfurt valuation turns on the same core factors: the location and the official standard land value (Bodenrichtwert, published through BORIS Hessen), the size and floor plan, the year of construction, the condition of the building, the fittings and the energy rating. In this city, the district carries extra weight, because price levels differ so much from one neighbourhood to the next.

THE NUMBERS THAT MATTER

Achieved apartment prices recorded by the Gutachterausschuss in the first half of 2025 ran from about €5,160/m² in Sachsenhausen to around €6,480/m² in Nordend and Ostend and roughly €7,640/m² in Westend. These are prices buyers actually paid, not asking prices, which is exactly what a sound valuation is built on. Source: Gutachterausschuss Frankfurt; BORIS Hessen.

Softer factors feed in too: the neighbourhood feel, transport links, and proximity to schools, parks and shops. A professional eye also catches the details that raise or lower value and that owners and online tools routinely miss.

Online calculator or professional valuation?

Online valuation calculators are free and give a first, rough orientation. But they work from averages and cannot see your property. The actual condition, the quality of the fittings, a clever or awkward floor plan, the exact micro-location on the street, none of that reaches the algorithm. For a ballpark, they are useful; as the basis for an asking price, they are not enough.

A professional Immobilienbewertung Frankfurt (property valuation in Frankfurt) does what a calculator cannot. It assesses the specific property on site, weighs the real factors against current local evidence, and produces a figure that holds up in negotiation and in front of a bank. In a market where the difference between districts runs into thousands of euros per square metre, that accuracy pays for itself many times over.

Frequently asked questions

How is my property valued in Frankfurt?

By one or more of three methods, comparative, income or asset value, chosen to fit your property. The valuer weighs location and the official land value, size, condition, year of construction, fittings and energy rating, against recent local sales.

Are online property valuations accurate?

They are useful for a rough orientation but not for setting a price. They use averages and cannot account for your property’s actual condition, features or exact location, which is where real value is won or lost.

What does a property valuation cost?

An agent’s market appraisal for a planned sale is often provided free. A formal, certified market-value report (Verkehrswertgutachten), for example for a court or tax matter, typically costs from several hundred to a few thousand euros depending on the property’s value and complexity.

The bottom line

A valuation is not a formality; it is the foundation a good sale is built on. Understand which method fits your property, know the factors that drive the figure in your district, and treat an online estimate as a starting point rather than an answer. Get the value right, and every step that follows, pricing, marketing and negotiation, becomes far easier.
