Few luxury remodels pay for themselves. Large, glamorous projects typically recoup only a fraction of their cost. Meanwhile, the remodels that do provide a great return on investment are ones nobody mentions…such as boiler and heat pump installation.

No one wants to deal with their 20-year-old boiler going out in January. Boiler and heat pump installation is at the forefront of high-end home priorities.

Why? Because the heating system is one of the first things your inspector will examine. An outdated unit gives buyers incentive to low-ball you. A newer system gives them something to agree to.

And the numbers back it up…

Recent research discovered homes with an air source heat pump have a 4.3–7.1% price premium. Installed on a high-end house, that premium could exceed the cost of the pump many times over.

Think about it:

5% increase on a $1.5 million house is $75,000.  Very few improvements earn you that much sweat equity.

However, every home isn’t automatically a good fit for a heat pump. Heat pumps often work best when homeowners in older, colder climates utilize a hybrid heating system that incorporates both a heat pump and either a boiler or high-efficiency furnace to supplement on the coldest days. For example, homes with existing forced-air ductwork could benefit from a professional furnace installation from King that works with a heat pump to create an efficient dual-fuel system heating every room and reducing energy expenses. Just ensure that the system you choose is the right size and fuel type for your home’s layout and climate.

Correct sizing is important as well. Oversized boilers short-cycle and don’t last as long. An undersized heat pump can bog down on cold days. Homeowners take notice either way.

The Kitchen Trap Luxury Owners Fall Into

Here’s something most luxury homeowners don’t want to hear…

The big kitchen remodel is rarely a winner.

It should feel right. The kitchen is the heart of the home and luxury buyers demand great kitchens. The numbers don’t lie.

Per the 2025 Cost vs. Value report, Minor kitchen renovations recoup about 113% of their value. What about Major upscale kitchen remodels? Closer to 36%.

That’s a massive gap.

So what do you do instead? Refresh it rather than rip it all out:

  • New cabinet fronts and hardware
  • Updated appliances
  • Fresh countertops
  • Better lighting

This allows you to update the kitchen without breaking the bank. You can still offer buyers the “wow” factor when they walk in and pocket more of your profit.

(There’s that “keep it simple” rule winning again.)

Exterior Projects That Punch Above Their Weight

First impressions matter. Especially in the luxury market.

Home buyers know whether they like a house before they walk through the door. That’s why exterior improvements consistently rank high in remodeling returns.

The top 4x exterior priorities are:

  1. Garage door replacement
  2. Entry door upgrade
  3. Stone veneer accents
  4. Fresh siding or paint

These projects are inexpensive compared to working on the inside. The low cost is precisely why you can get such a high return. Any small increase in value becomes a large percentage.

Think about it on a luxury home as well. You don’t want a tired front door on a $2 million dollar home. If it’s bold and well built you are telling buyers someone took care of this home.

Pretty simple, right?

Smart Tech And Energy Efficiency

Luxury buyers are changing. They want homes that are:

  • Efficient
  • Quiet
  • Easy to control from a phone

A recent poll revealed that 84% of homebuyers consider energy efficiency to be somewhat or very important. That’s a large percentage of your market.

But here’s the kicker…

Most sellers never disclose these features to buyers. That research also discovered 92% of listings for homes with heat pumps made no mention of them whatsoever.

That’s money left on the table.

Highlight efficient heating, programmable thermostats, zoned heating/cooling or upgraded insulation… if you spent money on it, don’t be shy. List the install date, manufacturer and transferable warranty.

Installing a smart thermostat alongside your new heat pump is a match made in heaven. Homeowners are able to see energy consumption and control each zone remotely. It’s that type of convenience luxury buyers are looking for.

What Luxury Owners Should Skip

Not every project deserves your money.

Some upgrades are great for personal enjoyment but poor for resale. These include:

  • Swimming pools
  • Room additions
  • Sunrooms

Love them? Buy them. Don’t sell yourself short expecting them back later.

Bold design is another example. Sure you love that neon yellow kitchen. But remember, neutral and timeless finishes attract more potential buyers.

The Luxury Renovation Game Plan

The biggest margins on luxury homes aren’t realized by the sexiest developments. They’re generated by humble projects buyers know they can rely on. Let’s review in brief:

  • Start with boiler and heat pump installation
  • Refresh the kitchen instead of gutting it
  • Invest in exterior curb appeal
  • Add efficient features (and list them!)
  • Skip projects that only suit your taste

Order these priorities correctly and your luxury home will sell faster and for more money. It will also simply look better.
