This article explores four simple ways you can start investing in real estate despite limited experience and low capital.

Flipping Properties

Flipping properties involves buying properties to resell them at a higher price. Real estate investors flip properties with two approaches. The first approach involves buying a property with diminishing value to repair and upgrade it. Here, your aim is to increase the property’s value through renovation and resell immediately for profit.

In the second approach, the focus is on finding investment property opportunities and working with companies that specialise in building these properties, then holding the asset for a period before reselling it for a profit. In this approach, you don’t need to fix up the property to sell it as you bought it but with increased value due to market forces.

Many believe that this strategy is best for experienced investors. However, to thrive in this strategy, you only need good marketing, valuation, and sometimes construction skills.

As Ryan Wright, CEO of The Investor’s Edge, explains, “Beginners can de-risk their first flips by focusing on finding deeply discounted properties, lining up fast, asset-based funding, and using proven rehab scopes. When you systematize how you find, fund, and flip, you turn one good deal into a repeatable process.

Wholesaling

Real estate wholesaling involves acquiring property and immediately selling it to another buyer for profit without making any improvements. The idea is to find a property with a good deal, like a distress sale, and pass on that property to another buyer willing to pay higher.

The key to success in wholesaling is developing a stronger buyer list. With a list of investors seeking their next property, you can build reliable investments with real estate wholesaling. You don’t need a large capital to start real estate wholesaling. You can wholesale a property without fully owning it. Offering a downpayment for a property or simply acting as a middleman allows you to profit as a real estate wholesaler.

Investing in Rental Properties

Another excellent way to invest in real estate is to own and run rental properties, especially multi-family properties. You can acquire these properties with a relatively low downpayment and leverage them later to acquire more properties. If you have a personal multi-family property, you can segment it and rent out a portion.

Before choosing investment strategies, you must be comfortable being a landlord. This means managing tenants, paying mortgages, property taxes, and insurance, and handling maintenance and upgrades. Utilizing a real estate investment management software can streamline these processes, making property management more efficient.  While they require large running capital, rental property ROI is recurring and will easily offset your overhead and running costs, especially for prime-location properties.

Online crowdfunding platforms allow young real estate investors with limited capital to pool their resources and invest in large real estate projects or a diverse portfolio of real estate assets. Professional real estate developers usually manage this investment.

This strategy allows young investors to invest in larger, more diverse portfolios for a rich dividend. They also earn good passive income while gaining real estate investment experience.
