Steven Baldassarra of Broadstreet Global on Real Asset Strategy and Private Equity Systems That Deliver

Broadstreet Global's COO Shares Insights into Building Scalable Private Equity Systems for Southeast Real Estate, Infrastructure, and Land Development

Before a single dollar moves at Broadstreet Global, Steven Baldassarra has already mapped the system behind it. As Chief Operating Officer of the Greenville SC private equity firm, he’s the architect of the firm’s operational backbone. He makes sure infrastructure land development projects in South Carolina and across the Southeast both launch and finish on schedule.

“I don’t want to be the person asking what went wrong after the fact,” Baldassarra says. “I want to be the one who ensured the right thing happened to begin with.”

That mindset has shaped Broadstreet Global’s expansion across real estate private equity in South Carolina, crypto mining private equity, and land development private equity throughout the Southeast. The firm has carved out a unique position in the Carolinas private equity investment landscape not just through capital, but through process.

That philosophy plays out across Broadstreet Global’s portfolio. While investment strategies come and go, Broadstreet Global builds its business on repeatable, scalable systems. Baldassarra is quick to point out that a good deal can unravel without the right infrastructure to support it.

“In middle market private equity, your margin for error is tight. You don’t get to blame the market when you overextend. We’ve had to build muscle around efficiency,” says Baldassarra.

Broadstreet Global’s focus on efficiency isn’t just a mindset. It’s embedded into the firm’s core framework for evaluating everything from residential land development in Columbia SC to structured finance plays in North Carolina infrastructure investment. It’s also why the company can seamlessly toggle between managing a master-planned community and executing on a hospitality private equity investment with partners like Marriott Hotels.

“We’re not here to win with flash. We win with consistency,” he asserts.

That kind of rigor becomes even more important as complexity increases. Baldassarra oversees the mechanics behind Broadstreet Global’s execution engine, making sure every part of the system runs with precision. That includes technology integrations, workflow systems, vendor coordination, and deal lifecycle management across sectors like automobile dealership private equity and self-storage investment.

“There’s no room for ‘good enough.’ If something breaks down at the site level, or on the investor reporting side, it costs real money,” he says. “My role is to remove friction everywhere it appears.”

That operational discipline enables Broadstreet Global to deliver results for a wide range of stakeholders; from accredited investor opportunities in the Carolinas to private equity funds for high-net-worth individuals and institutional investment opportunities in private equity.

One area where Steven Baldassarra gets particularly animated is when he talks about partnerships. For him, deals only work when they include mutual accountability.

“We work with some incredible groups—Contender Development, BlackStream Development, and major Fortune 500 homebuilders. But it’s not about logos. It’s about shared expectations,” he says.

While other firms might treat these partnerships as a line item, Broadstreet Global integrates it into a larger operational rhythm that supports consistent home development investment. The same applies to its Crystal Lagoons investment. These aren’t add-ons; they’re embedded into how the firm creates return on assets ratio outcomes that actually mean something.

That clarity extends into how Broadstreet Global manages scale. Growth often dilutes focus, but Baldassarra’s operational structure keeps the firm centered.

He shares his approach: “We look at every expansion move through two lenses. First, can we deliver value without compromise? Second, can we repeat it?”

That approach has allowed Broadstreet Global to grow across Charleston SC real estate investment, Columbia SC land development, and North Carolina infrastructure investment without losing the sharp edge that makes it a leading South Carolina private equity firm.

He also notes that Broadstreet Global’s regional positioning supports its business strategy.

“The Southeast US’s private equity opportunities landscape is dynamic, but also grounded in fundamentals. We’re not chasing hype. We’re matching demographic and infrastructure trends with patient capital,” says Baldassarra.

It’s the kind of operational lens he believes any business can benefit from, not just those in private equity. Baldassarra’s advice to business owners and tech executives is straightforward.

“You don’t need to be in private equity to benefit from private equity systems. If your sales pipeline, vendor relationships, or fulfillment models are held together by guesswork, you’re already behind.”

Steven Baldassarra believes that growth without structure is just chaos.

He says: “The way you scale is the way you survive. Whether you’re running a startup or managing a $500 million fund, the playbook is the same. Put process before pressure.”

Looking ahead, Broadstreet Global’s balance between precision and patience continues to guide the way. With the firm expanding and refining its presence as a private equity investor, Baldassarra isn’t slowing down. But he’s not speeding up just for the sake of movement either.

“Our model works because it’s designed to flex and hold,” he says. “We’ll keep building where we see clarity, not noise.”

From Carolinas infrastructure land development to high-net-worth investment strategies, Broadstreet Global is showing what it means to combine capital and control. And at the heart of it all is an operator who knows how to turn complexity into results, one process at a time.
